Included in the Rental Rate
Rates include use of the premises for the duration of the Rental Term, normal utility usage during the term, and local telephone calls. Rates do not include excessive utility usage, long distance phone calls, excessive cleaning requirements at the end of the Rental Term and any interim cleaning services during the Rental Term. Rental for over 4 guests needs prior confirmation from the owner. There are additional fees for additional guests.

Additional Options
Additional services such as on site child care, personal shopping, special meal preparation, massage services and interim cleaning can be arranged through the owner at additional cost. Please let her know if you wish to arrange any of these services.

Deposit
A 50% deposit is required to hold a reservation if your booking is 60 days away from the day your reservation begins. If less than 60 days from the start of the reservation, 100% payment is necessary to secure the reservation. Deposits can be made by sending a check or made by credit card. Please refer to the Terms and Conditions of the written agreement for additional information.

Balance of Payment
The balance is due within 45 days before arrival unless other arrangements are made for last minute reservations based on availability. If the balance due is not paid within 5 days from the above mentioned 45 days, the reservation will be cancelled and the security deposit will be forfeited. If payment is made by credit card, there will be an additional 4% charge.

Security Deposit
There is a refundable security deposit of $600 which is due with the balance of payment payment for the rental term amount.

**Remote for Entertainment System**
Please note: The remote for the entertainment system including the TV has a replacement cost of $600 if it is missing, broken or misprogrammed in any way. As a renter you are responsible for use of this high tech piece of equipment and it is not to leave the main downstairs living room of the house.

Cleaning
The fee for a normal level of cleaning the house after your departure is included in the rental fee. Extra cleaning if necessary will be deducted from the security deposit. Please no red wine except in the kitchen/dining area or outside. Red wine stains are difficult and costly to remove.

Children, Pets and Smoking
Children are allowed at the discretion of the owner. Small pets are allowed on or in the premises during the rental term at the discretion of the owner. Smoking is allowed outside only.

Hot Tub and Grounds Use
If you use the hot tub on the property you must ensure that all persons in and around those areas conduct themselves in a safe and responsible manner. You must acknowledge and accept that there is no lifeguard on duty or other supervision provided on the premises. Renters and all family and guests of the renter use the property and facilities and amenities at their own risk. Hiking and swimming in the creek are at your own risk.

Children
Children of renters are the direct responsibility of their parents or caretakers and are never to be left unattended outside of the house, on the deck, near the creek or hot tub or any other part of the grounds.

Cancellation Policy
There is a $50 cancellation processing fee and a portion of your deposit may be forfeited depending on how many days in advance you cancel your reservation. Please refer to the
Terms and Conditions.

Number of Occupants
Rental occupancy is limited to a maximum of 2 persons upstairs in the Vista verde room and 3 persons in the downstairs Red Star Retreat. Renter is not permitted to hold parties, celebrations, weddings, or gatherings on the property unless there is written approval by the owner.
