Included in the Rental Rate
Rates include use of the premises for the duration of the Rental Term, normal utility usage during the term, and local telephone calls. Rates do not include excessive utility usage, long distance phone calls, excessive cleaning requirements at the end of the Rental Term and any interim cleaning services during the Rental Term. Rental for additional guests needs prior confirmation from the owner. There are additional fees for additional guests. Rental Rate does not include private parties or extra overnight guests.

Additional Options
Additional services such as on site child care, personal shopping, special meal preparation, massage services and interim cleaning can be arranged through the owner at additional cost. Please let her know if you wish to arrange any of these services.

Reservation Booking
A full payment is required to book a reservation. Payment can be made by check or made by credit card. If payment is made by credit card, there is an additional 4% fee. Please refer to the Terms and Conditions of the written agreement for additional information.

Cancellation
Please note, we will retain all reservation payments if cancellation is made 90 days prior to arrival. If we can re-book your cancelled reservation time to another party for the same payment or more, you will receive a refund by check or credit to your credit card minus a $200 cancellation fee.

Security Deposit
There is a refundable security deposit of $600 for the main house upstairs plus downstairs which is due with the reservation payment for the rental term and returned after owner inspects the property. For Verde Vista upstairs only or the Red Star Retreat only, the security deposit is $350 The Casita security deposit is $350.

**Remote for Entertainment System**
Please note: The remote for the entertainment system including the TV has a replacement cost of $600 if it is missing, broken or misprogrammed in any way. As a renter you are responsible for use of this high tech piece of equipment and it is not to leave the main downstairs living room of the house.

Lights & Energy Usage
Please turn off the lights on the outdoor porches upstairs and downstairs. Please check to make sure no excessive are used.

Cleaning
The fee for a normal level of cleaning the house after your departure is included in the rental fee. Extra cleaning if necessary will be deducted from the security deposit. Please no red wine except in the kitchen/dining area or outside. Red wine stains are difficult and costly to remove.

Noise Ordinance
The County of Sonoma does not allow music or loud party noise after 10pm till 7am.

Children & Pets
Children are allowed at the discretion of the owner. Small pets are allowed on or in the premises during the rental term at the discretion of the owner. Smoking is allowed outside only.

Smoking
Smoking is allowed outside only in the parking area. Please use ashtrays provided by the owner. Do not extinguish cigarettes on the ground due to fire danger.

Fire Pit
Whe using fire pit, please dowse with water before leaving.

Hot Tub and Grounds Use
Hot tub cover must be replaced after each use! Please shower before using.
If you use the hot tub on the property you must ensure that all persons in and around those areas conduct themselves in a safe and responsible manner. You must acknowledge and accept that there is no lifeguard on duty or other supervision provided on the premises. Renters and all family and guests of the renter use the property and facilities and amenities at their own risk. Hiking and swimming in the creek are at your own risk.

Children
Children of renters are the direct responsibility of their parents or caretakers and are never to be left unattended outside of the house, on the deck, near the creek or hot tub or any other part of the grounds.

Number of Occupants
Rental occupancy is limited to a maximum of 3 people upstairs in the Vista Verde room and 3 people in the downstairs Red Star Retreat. Casita is 2 to 4 people. Renter is not permitted to hold parties, celebrations, weddings, or gatherings on the property unless there is written approval by the owner.
